Read till 800-900ish, I won't spoil much but that soul apartment is another world/dimension with modern settings where MC can use magic, super power, etc. All the souls that nun absorbed exists in that world. For the 2nd question, some progress but I don't know how everything will end up.

So roland would be like the MC on 'I have a mansion on apocalypse world' ?? (MC travel inbetween world and transfer commodity)
Or maybe like the 'portal of wonderland' ? (MC can do magic by bringing it from the soul world)

Not to spoil too much.
At 900+. Roland could use some basic supernatural power (similar to magic) in the dream world. However, dream world arc appeared to be much more than just the trapped souls...
As for relationships, there were strong hints of duo ships with Nighty and Anna.
GregLuck haven't read both novel so I can't comment. I just feel that the author just want to write some action and bit mystery, diverge a little, and probably at some point everything will converge.
If I remember correctly, MC can bring back book from that modern setting dimension to the witch world

just caught up in the latest chapter, and NOPE. MC can't bring back the book, but he reads the book in the 'dream world' and make copies of knowledge he got.
GregLuck Sorry, I remembered incorrectly. It had been couple of months and many novels since then and I pretty much binge read every novel so the info can be slightly subjective
